This block of 14 units is located in the most prime location in Palm Beach. Old and dilapidated this building did not live up to the potential and was in serious need of a make-over. Crest Restorations Pty Ltd was awarded this project due to its experience and expertise in façade upgrades. The project was completed on time and budget. The building was occupied during construction.
The work generally comprised:
- Asbestos removal on balconies
- Concrete repair externally and internally, including magnesite floor removal and repair
- Installation of new windows and doors
- Creation of new openings for doors, windows and bay window onclaves
- Installation of over 50 tonne of new stainless steel balconies
- Installation of new frameless handrails
- New balcony wateproofing using sheet membanes
- Individual tiling to unit balconies
- Complete polymer modified render system
- Complete external façade protective painting coating
- Complete demoltion of old asbestos roof including the roof carpentry
- New roof carpentry comprising trusses that span 14m by 50m
- New metal roof installation
- New syphonic drainage system capable of draining nearly 700m2 with just 2 downpipes
- Fire rating of structural steel columns and strutural steel balconies
- Internal rendering and painting to some units
- Installation of framless glass openings on some balconies
- Lobby area upgrade ecluding frameless glass enclosure
- New internal plumbing to some units
- New lighting to building and internal electrical upgrade to some units
